Kastle Solutions Repairs

Hello,

This project is for my business named Kastle LLC Property Solutions.  I am working in this area to buy & improve homes and commercial buildings that have been sitting for a long time and are deteriating the value in neighborhoods and for commercial locations.  I have done several personal projects, been involved professional on projects and did volunteer work with  two builds on ABC's extreme home makeover as a volunteer. I am experienced with construction rehab and financing such.  I currently have a villa that has a single mother and her son living in it, that I have carried for a long while. 

Now, it in dire need of repairs and has been for over 6 months. I was trying to get funds together for it, but I just can't do it right now.   I have accumulated a list to bring it back to decent condition that would include replacing the Kitchen cabinets that are now splitting and falling apart.  It would also fix the Front door light, Master bath cabinet and take care of the bare floor. The estimate with some contracted labor came to $6,790.00.   This is what Kastle solutions is about ~ helping find solutions. I have another property that may be a tear down and rebuild to help the people restore their demolishing home and I am presured in other areas trying to make things happen.   I would greatly appreciate any support in doing this repair work to this Villa. I would be very happy to show pictures of the progress. This one is a work of heart.

More of the story ~

The tenant living there has a partial mental disability from a car accident and her and her son get along fine there, he sometimes does lawn chores for people in the neighborhood and he is very entrepenarial.  They have been living there for 9 years and only occassionally have afforded rent. When I first purchased the property it was in decent shape although throughout that time I have re~carpeted twice, painted, replaced the hot water heater,  the front door and the bathroom door and done yearly minor repairs that were needed.  However over the last 3 years the repairs needed have grown.  The cabinets in the kitchen are now dividing and breaking down and the Range is on it's last leg.  The carpeting was removed by the tenant because she had an old cat that made keeping it there, very unpleasant.  The cat passed and she will no longer have that issue, so it's time to get the flooring back to a finished condition.  For years I have carried this place and with everyone chipping in, it's been a good project for many years.  It's just right now, I can't do what is needed to get it back to the condition it needs to be and I am worried about it, it needs to be done.
