Homesteading Grandmother

I've been hitting walls with funding for an old house and 16 acres. Although, it needs work to make livable the price is great. If I was able to get a loan my monthly payments would be cheaper then I'm paying for apartment rent. The property is going up for action soon due to the owner needs the cash for metical purposes. I want to purchase before its bought by someone else for a good price. I feel this deal will not come again to me. Time is of the essence. I want to raise and grow healthy pesticide free food and flowers to sell.
