Young – Broke – Depressed (HELP!)

I'm writing this maybe someone can help me to solve this trouble.

Way back 2012 when I was 20yrs. old "YOUNG - BROKE AND HOPEFUL" I was accidentally fell into real estate business, without a mentor and without any background of the business. My thinking was I can sell a piece of land without any problem. Back then I met a guy who owned some properties and asked to advertise his property to sulit.com.ph, with full confidence and trust by that man I posted his property online and a client asked for details for the property like how large is the area? about the documents? road and etc? Since I do not know fully about on how to do due diligence with regards to the documents I asked the owner since he is the one who knows the property since its his property, which means everything what my clients question I asked the owner to answer for it and I asked the owner and my client to talk to each other so they can talk properly about it. So to cut the long story, 2012 around December my client made an initial downpayment and 2013 around 2nd quarter made the full payment, I was happy because I had the fund already of my own to help my parents. That time I do not know about real estate and its dirty business (not all since there are many also who does the business clean and with integrity). Unfortunately the owner lied to us that the property is CLEAN, 2015 the client found out that the property was a mess, someone filed for annotation and claiming that they owned the property and the 2nd one is the property's road is too thin that car can't fit going inside the property. Then my client messaged me that the PROPERTY is a mess and they will go after me and the owner, it is just sad since I have no intention to lie on my client because honestly speaking I do not know that thing was a mess. Then the owner was and can't be found already. From 2016 until today I am depressed because I do not know where to find the owner, I do not know where to go for help, I even bet to 6/58 lotto hoping to win and I will just pay the money of the client. My faith and hope is in the rock bottom. I even asked Bo Sanchez for help but eventually they just got me an advice to talk and negotiate with my client (thanks to them). But I need some solid help.


So right now, am eating my pride and begging and I'm hoping that maybe the humanity will trust me and help me to just pay my clients money and free me from this PROBLEM. Hoping and Praying that someone of a good heart could help me to fund this one.
