Short Mountain: Radical Faerie home/micro community

I want to purchase a mobile home and barn on a five acre lot in Cannon County to make into a Radical Faerie micro community. I will ensure that the land is handed over to Short Mountain Sanctuary after my death and becomes property of their non-profit organization. Once I buy the land, I will put out a call to faeries that wish to move there (maybe two in the barn and one in the house). It's five acres, so it's possible to have chickens and gardens and be largely self-sustaining. I am open to the idea of putting the land into a trust and being a resident (not owner), but for now I am only familiar with how to purchase a home through traditional bank loans. I have bad credit and don't qualify for a bank loan, so I am trying to buy the home/land outright.
