I am a real estate broker based in Makati City but my area of operation is in National Capital Region, North and South Luzon and Iloilo. I have been in the business for 10 strong years and i can attest that the industry have been good to me and my family (tough learning curve but i made it). I finished my Elementary, High School and College through other peoples support and its time for me to return the favor. Filipino People paid for my education and i need to use it for the right purpose. This is actually part of my retirement plan but it want to start this year.

Over the years i have evolved my real estate training not only on sales but on Proper Mindset, Financial Literacy and Social Responsibility. We have adopted some trainings by Robert Kiyosaki (Cashflow Game), T. Harv Ecker, and other influential and inspirational authors. Of course we have RESA Law or the Real Estate Service Act and other related subjects by which our Trainers are accredited by the Professional Regulation Commission (PRC) of the Philippines.

My goal is to established a Foundation for Real Estate Training School that will cater to college dropouts that cannot support their Tertiary Education and to Top 10 Senior High School Graduates soon. My young family has been helping our relatives to go to college for the past few years and the first batch will graduate this school year. We provide free tuition fee, board and lodging, food, allowances and other related school expense. My experiment yielded good results and i want to expand it with other people not my keen but people who have dreams and higher aspirations in life.

With the School, i can Start Recruiting people by batches from all over the country. They will be trained in our office in Makati City. We will provide food, accommodation and other related materials they need. Once proper training and licenses were acquired they will be ask to join a real estate development of their choice. They are require to give Ten Percent (10%) of their income to the School for a period of one year so that it can continuously recruit more people in the long run.

My team is now consists of more than 150 committed sales force and we are doing good with the developer we are working right now. Our Commission Rate is usually at 5% (Other Real Estate Developer give higher rates but you need to sell hard and only few buyers are willing to buy). So since my company only earns 1% of that (4% goes to the Team Leaders/Managers/Sellers) less taxes and company operational expenses i was left with little amount to grow with. So if i follow my time table, i could start this Training School for Real Estate maybe in the next 5 years if I'm lucky and if not maybe 10 more years. But the call to serve others now especially those in need is more urgent to me thats why i don't want to wait for my own Starting Capital. I received a lot of applicants but i rejected most of them due to qualifications and financial constraints to secure necessary licenses for them to sell.

I saw few Real Estate Company in the country who accepts out of school youth as their sales force. Most of this company’s sales force are employed based on sales performance, which means if you cant sell any property in one to three months you are out of their company. Almost all brokers also do the same or via referrals which is not helpful to them.

I want to be a positive change to the ongoing system and a hope to our aspiring youth who have dreams to fulfil for themselves and their family.
