Real Estate and Rental Investment Project

I am an individual from Nepal, keenly seeking for investors/fund for my project, here in Nepal. Me and my team is highly interested and enthusiastic in Real Estate Business and we want to set up huge portfolio of Real Estates in Nepal. The brief project description is as follows:

The project is based on the investments on Commercial and Non-commercial/Residential Properties in the Urban and Sub-Urban areas of Kathmandu Valley (the Capital City of Nepal).

As Nepal is a developing country, there is huge prospect of capital appreciation of land and such real estate properties. As per the statistics, the value of lands in sub-urban areas in Nepal have appreciated as much as 20 times in a span of 30 years, while the appreciation is as high as 10-15 times on commercial lands and properties of Kathmandu valley. Furthermore, the rentals on commercial locations(urban) have also been very lucrative. We have reviewed the values of different properties in different parts of Kathmandu Valley and created a business plan for the Real Estate Project.

I have visualized the prospective boom in the Real Estate industry, here in Nepal and want to capitalize it. The process started few years back, but now, its the ideal time to enter to the Real Estate Business in Kathmandu Valley.

Considering the increasing pace of development and economic growth of Nepal (more than 7.5% annually for 2017 as per World Economic Forum according to which Nepal is ranked 3rd Highest Growing Economy in the world ( https://www.weforum.org/agenda/2017/06/these-are-t... ) ) and rapid increase in the Values of Real Estates (as much as 100-500% in a single year within Kathmandu Valley as per some of the leading Online NEWS and Information portal of Nepal), this company expects to invest on the commercial and non-commercial properties on the Prime locations within the Kathmandu Valley. Furthermore, as per another Prime Online and Hard NEWS Portal, the demand for Real Estate was increasing more than ever and increased more than 200% than the preceding year ( https://thehimalayantimes.com/real-estate/real-est...) and this trend is expected to continue.

The project shall be in operation for a period of at least 30 Years.
The Project shall be based on the following investments:
1) Investment on Commercial Properties
2) Investment on Semi-Commercial Properties
3) Investment on Non-Commercial/ Residential Properties

The commercial properties shall be acquired on the major commercial locations of the valley (which shall include either Land , or Land with commercial complex). These properties shall generate lucrative rental incomes (the major sources of operating cash flow). While the non commercial properties shall be acquired from the Sub-Urban areas of Kathmandu valley which have higher ability to generate Capital Appreciation. These non commercial properties shall also be leased. As per the statistics, the non commercial properties have appreciated by more than 25 times in a span of 30 years while the commercial properties have appreciated by around 10-15 times in the same span of time.
Thus, the rental income and capital appreciation brought in by the projects shall be very lucrative.

As for the Rewards:
Every Donor who donates at least USD 500 shall be treated as Investors or Debt Providers and shall be paid Interest at the rate of 2.5% per annum and the investors shall be paid Double the amount invested by them today after 15 years of the project. However, we are not disappointing any of our helpers, those contributing less than $500 to our project shall be called Donors and shall be provided some special rewards as a 'Token Of Love' by us and we shall be very thankful for all the donors for contributing to our dream Project.Other details regarding the Interest and Repayment of Loan are as follows:

i) The Debt shall be for the period of 15 years from the date of obtaining the loan by the company.
ii) The interest rate for the Debt shall be at 2.5% p.a (compounded annually). The interest for the Period 1 (i.e. Year 1 of Debt) shall be paid at the end of the Year 2 and so on, considering the fact that on the first year of Operation, the company shall have to construct several commercial buildings on the acquired lands due to which there shall not be enough cash inflow and return for the initial year. Furthermore, the donor shall be given an option to get the payment of interest at the end of the Loan Period and the interest for each year shall be added to the principal base for the next year so that the interest shall be further compounded.
iii) Only the interest amount shall be paid during the debt period because Capital Appreciation shall be the major revenue generated by the company rather that the Operational Revenues.
iii) At the end of 15 years (i.e. loan tenure), the donors/investors shall be paid the amount equivalent to 2 times the amount of the Outstanding Principal (excluding accumulated Interest amount) at that date considering the fact that the major return for the company shall be due to the capital appreciation rather than the regular operational revenue.
iv) An investor shall have the option of Demanding pre- payment of the Debt. However, such demand for repayment of the loan amount can only be made after 6 years of operation. The pre- payment of Principal amount before 6 years are subject to 3% penalty of the Outstanding Principal, which is to say the Loan amount shall be paid by deducting 3% of the loan amount as penalty (if the repayment of Principal amount is demanded before 6 years of project).
v) The laws and Rules in force within the Country of Nepal Shall apply in each transaction entered into by the company, the Founders and the investors,in relation to the company.
