Hello Investors,

My name is CJ Dodaro, and I live in Glendale Heights, IL. I was forced to retire a few years ago due to a bad back injury, and have been on Social Security ever since. After extensive rehabilitation over an extended period of time, I have managed to get well enough to function somewhat normally.

Realizing that Social Security was not providing me enough income to cover my needs, I began looking for something with the potential to provide me with the income that I desired. After taking stock of myself and reviewing my options, the real estate market seemed like the perfect fit for me. Upon beginning to research the industry, I quickly realized that I was right. I needed to do this and do it now!

So, I am looking for funding for a portion of my startup costs for my new House Rehabbing Business: Improving America LLC. I have already invested over $15,000 of my own money in the startup process, but still need $33,000 to complete the process and get me underway.

Improving America LLC is not going to be your standard house flipping business. My goal is to become the largest and best house rehabbing business in the Midwest. My strategy is simply this:

1. Find the best distressed properties and homeowners in need of a quick cash sale.

2. Acquire the properties, taking into consideration: market, comps., repair, holding, and selling costs.

3. Completing the repairs and upgrades using licensed, bonded, and insured expert contractors.

4. Sell the newly rehabbed house to savvy buyers who desire a worry-free home at a fair price.

By using the knowledge, tools, and personnel that I have already acquired, I believe that this will be an easily repeatable procedure which will benefit all concerned. Improving America LLC will be helping sellers out of a stressful situation, keeping contractors and realtors busy and earning good money, along with offering quality houses to new buyers at a fair price, while improving their communities overall. Wins all around!

After having done a tremendous amount of research, and attending (4) ‘guru’ seminars, along with completing a business plan (which has been vetted by the SBA as being ‘outstanding’), I believe that I have a firm grasp on what it is going to take to be extremely successful in this new venture. Preparation is the key factor to being successful in any new business venture, which is why I have spent several months working on refining the process, so that when I start, I can hit the ground running and never look back!

I will be begin wholesaling and flipping houses in the DuPage County area and surrounding counties within 30 days of acquiring the remaining funds needed to complete my setup process. While it has been a little difficult to watch potential deals slide on by during my setup process, I believe that my patience in having all of my ‘eggs in a basket, first’ will pay off handsomely in the long run, for me and my investors.

I already have my registered EIN number from the Federal Government, and have acquired the necessary web domains. I have a designated business vehicle (2014 Dodge Charger) in place, which will be used to view potential house deals, attend the closings, keep an eye on the contractors, and attend the open house sales. I also have a full complete home office set up with (2) of each of the following: desks, PCs, printers, file cabinets, cameras etc., along with all of the supplies needed to get started. (The second PC, printer, and camera is set up as a back up for now, but is expected to be manned by an associate within (6) months of startup.)

The remaining startup funds needed ($33,000) will be used for: state, county, and village business license fees, attorney LLC / S-Corp set up, CPA setup fee and management, multiple professional websites built (setup, hosting, and maintenance), the lease of a second vehicle (a pick-up truck to run for all undelivered supplies to complete the rehabs), business cards, brochures, direct marketing campaigns, and a few miscellaneous expenses.

The return on your initial investment will be paid back monthly at 24% per annum, payable at the rate of 2.0% per month on the unpaid balance, and will be repaid within 12 months or less.(A promissory note will be forwarded to you at the time of your investment when you provide me with name and address information.) In addition, investors in the startup funds will be offered the opportunity to invest in my flipping deals at the same rate of return: 24% per annum. (100% investment in any of these deals will be backed by the property purchased, and paid back in full, along with the interest rate, at the time of selling the rehabbed property, usually within 3-6 months).

I want to insure you that I AM THE REAL DEAL! I am a retired previous business owner who has owned and operated a successful residential and commercial, full service, landscaping business for 25 years. I also have owned my own home for 30 years and have done all types of extensive rehab projects over the years for myself, family and friends (from foundations to roofing, and everything in between, including: electrical, plumbing and HVAC). Although I will be hiring licensed, bonded, and insured contractors to complete the work on my rehabs, my experience in all types of construction will allow me to get the best prices and the best quality of work from the best individuals.

In addition, I am in the process of writing a book titled:

“The No-Nonsense Approach to Starting and Managing a Successful House Flipping Business”

The book is like no other book on this subject that I have seen. It will take an individual on a step-by-step journey from: setting up a home office, creating their income and expense spreadsheets, acquiring a business name, licenses, domains, websites, setting up a variety of databases, etc., to: where to find the best deals and houses to flip, contracts, wholesaling, retailing, renting, and much, much, more.

The Acknowledgements Page will include a list of names of the individuals (with their permission) who helped me reach my goals, including those who participated in my startup funding campaign.
