Fund my own studio

I'd like to running a photo studio, why studio?, let me tell you...
I finished my degree for a year ago, I'd like to continue my study to master degree of animation.
For a year I contacted with KCGI, Japan, a graduate school of animation. My wish was failure. My family couldn't able to pay tuition fee, so I've to cancel my study plan. (yes, I already passed, I can study, but I can't pay the tuition fee). It's seem like I wasted whole one year, but there are still some hope left.
I got a set of studio light & flash and some contact for a freelance photographer to take a photo of my friend's event. but the payment isn't enough for me to stay like a freelance, so I have another idea; running my own studio and make a rental studio for other photographers could be enough for me to do this career.
I already own a set of studio light (a gift from my friends) but I don't have enough space to make a studio.
So, I might ask for a help to rent or change a room to be a studio.
And, sure this is what I'm going to do no matter I got a do nation or not (but with donation is better, please), since I lose one of my biggest wishes. If it's possible, I'll continue working and if I have enough save up, I'll take back my study, my wish.
