Finish purchase of and repair home.

Where to begin... A few years back my ex husband and I decided to purchase a home to start a family. We found a cute little farmstead outside our home town for 20,000 that included 3 acres and a 90s made double wide which we thought was perfect for our beginning. We didnt quite have the credit but my father being a small business owner offered to apply for the loan and have us sign a sublease stating we are responsible for the property and when the loan is paid off he will sign the property to us. In 2015 my ex and I seperated, he got the truck and I got the house. The divorce decree stated we could not hold the other at fault if we failed to pay on our respective property. I have maintained the home and payments as I agreed however the truck was repossessed after some time of debt which dropped my credit by roughly 200 points. The courts have found him responsible however it won't improve or fix my credit and I still have to pay on the truck because he is not. This past summer there was a severe hail storm that damaged the roof and front of the house causing leaks and difficulty heating this winter. I owe between 5-6,000 to my father for the loan and would like to pay it off so I can sell and buy a better home for my family. I have a beautiful boy now with a wonderful man who does his best to help me fix the financial mess the divorce and loan through family has caused but I am ready to just give the property to my father and leave all of this behind. I am doing this now because my partner insists I put to much money and time into the home to just give it away. He says I should at least try to pay it off and sell it so I have something to start fresh with after paying the debt from the divorce. Frankly I'm tired of it but he is right about getting free of this and starting a better life for me and my son so here I am.
