Overview

I am writing a Feasibility Study of an optimized portfolio of office buildings in the Dallas Fort Worth, Austin and Houston regions of Texas. The Feasibility Study’s’ format is of a Broker Price Opinion for investment purposes. The Feasibility Study is intended to be read by small private REITs, REMICs, Private Accredited Investors, Hedge fund am mutual fund managers.

Feasibility Studies of this type are especially beneficial to smaller companies and private investors as larger public firms are able to dominate markets leaving smaller firms unable to adequately compete. Further smaller firms and private individuals have a harder time attracting talent in the field of Real Estate Finance’s. This Feasibility Study gives these firms and individuals the ability to attract investors to their own investment projects without having to hire expensive in-house talent. My Feasibility Study will be published within 30 to 45 days of funding.

Story of My Feasibility Study

My name is James Stratton and I am the author of this Feasibility Study. I am a retired service connected disabled veteran of the United States Air Force and a Commercial Realtor. I have a Master of Science in Real Estate from the University of Texas at Arlington. The focus of my studies was in the area of Real Estate Finance, Real Estate Development and Urban Planning with a heavy emphasis on the economics of Real Estate investments.

As stated above, this feasibly study will include the evaluation of a portfolio of office buildings in the Dallas Fort Worth, Austin and Houston regions of the State of Texas. The information that will be provided will be realistic and speaks to financial services professionals and real estate investors who are looking at maximizing their company’s value when buying portfolios of properties. I am writing this feasibility study to help potential real estate investors to get big things done with the best information at the right time. I want to give the reader the competitive edge over their rivals. I will include in the study techniques for evaluating portfolios that they may have never used before. In my personal experience of owning multiple businesses and working with many other business owners, I discovered that good quality information is hard to come by and pricey.

My hope is that, in reading this Feasibility Study, you will discover some of the clear misconceptions about the way in which portfolios of Real Estate properties are valued. General Information and Scope of Work For The Feasibility Study

Identification of Subject Properties

For this project, we plan to create an optimal portfolio of between 4 and 8 office buildings from an inventory of available properties in the Dallas Fort Worth, Austin and Houston market. We may extend the region under consideration to include the suburbs.

Current Ownership, Zoning and Sales History

We will perform a public record search of each property to determine each properties owner of record and sales history. Because of the nature of the identified properties, we expect to find that each property is zoned as commercial office. Should this not be the case, we will have to look at the cities process for obtaining a variance on properties for our purposes.

Purpose, Property Rights and Effective Date

The purpose of this Broker Price Opinion is to develop an opinion of the investment price the fee simple interest in the 4 to 8 optimized portfolio properties as of the effective date of the Broker Price Opinion. “Investment Price” represents the opinion of price of the specific property to the specific investor. Unless otherwise stated, all factors pertinent to a determination of price are considered as of the effective date.

Intended Use and Intended User

This Broker Price Opinion report is prepared for loan and investment analysis purposes. It is not intended for any other use or user.

Scope of Broker Price Opinion

To perform this assignment, I will take the following steps to gather, confirm, and analyze relevant data.

  • Create Financial models that optimize the properties into an optimized portfolio of properties.
  • Physically inspect the properties and the surrounding market area.
  • Collect information about each property including current and future zoning requirements.
  • Collect information about the surrounding market of each property and confirm that information with various sources.
  • Performed a highest and best use analysis of each subject site as though vacant, and of the property as improved.
  • Analyzed market information and developed indications of price under all applicable approaches (Cost, Market and Income)
  • Perform portfolio analysis of each property and determine the expected rate of return per unit of risk.
  • Create tranche payout models that maximizes the return of each investor
  • Reconciled all indications of price into a conclusion of price as of the effective date of the Broker Price Opinion

Completion of all the steps outlined will take approximately 30 to 45 days after funding. A Broker Price Opinion for the portfolio of office buildings will be written and delivered to those that have sponsored the report at the $1000 and $5000 level by electronic means, see sponsorship levels. The BPO can then be used by Investors in your project to make informed decisions about any future steps that need to be taken, such as creating a syndication.

This is a complete Broker Price Opinion in a self-contained report that while not required by law nevertheless complies with the reporting requirements set forth under the Uniform Standards of Professional Appraisal Practice (USPAP).

Further, this Broker Price Opinion also complies with the appraisal regulations issued about the Financial Institutions Reform, Recovery and Enforcement Act of 1989 (FIRREA). This represents an estimated sale price for this property. It is not the same as the opinion of value in an appraisal developed by a licensed appraiser under the Uniform Standards of Professional Appraisal Practice

Risks & challenges

The biggest challenge with publishing this Feasibility Study is that the study includes properties that are actively being sold on the market. This means that during the pendency and after the completion of the study some of these properties may be sold. I have eliminated this risk because other suitable properties may be substituted into the portfolio study.
