Complex of agreement ROYAL PALACE in the Magurele-Ilfov area; Investment project.

Exposure summary:

Reasons.

To date, many investors have preferred the northern area of Bucharest, including Ilfov's adjacent areas for various real estate or deal projects. Over time, this kind of investment approach begins to become saturated, with the area having too many offers versus potential customers.

I think the time has come to consider other areas where customer potential is on the rise (compared to the northern area where the potential of new clients is downgrading), and the supply is much under-sized. In particular, the Magurele-Ilfov area offers several clear advantages, such as:

- Small distance from Bucharest (only 3 km) and an acceptable level of car traffic.

- Pricing and availability of land still acceptable.

- Around this location are enough residential communities that are excellent

Local pool for potential customers.

- Developing in the near future, commercial and residential perspective of Magurele, considering the close completion of the Laser and the Laser Business Center, following the completion of this goal. There are feasibility studies commissioned by the Town Hall of Magurele, which assumes a number of over 15,000 new jobs created on this occasion.

- Lack of quotient of the offer on this segment in the mentioned area.

- According to Urban Mobility Plan approved both by the City Council of the City

Magurele and the Ilfov Local Council and the Local Council of Bucharest will improve the public transport in relation with Bucharest, and there are also feasibility studies for the 4-lane ladder of Bucharest-Magurele Road (which had to be started in 2016).

- The trend of recent years in Romania shows a growing appetite for swimming pools, fitness areas and minifootball and tennis courts, bowling tracks and skating rinks.

In short, there is a potential big enough for the development of this business that will be approached sooner rather than later whether we will or will not be the ones to invest.

Subject of the proposal:

It is a sports and sports complex {the Atomists Road with Str. Tangenta) that included:

- A 25 x 15 m covered swimming pool, functional and in winter.

- Two swimming pools (one for swimming and another for entertainment) plus a bowling alley and jump trampoline, also found in a battery (with a two-way heat pump) with an artificially covered ice rink that also works in summer, using to maintain the temperature The heat used to heat the water from the pools.

- A bowling hall.

- A billiard room and ping-pong

- Two partially covered tennis courts plus a minifootball court and others (multifunctional), all equipped with night lighting.

- A multi-functional fitness room with other adjoining halls for other parallel activities: squash, yoga, zumba dance, karate, etc.

Technical and economic considerations:

This complex could be built on an area of about 8000 to 10000 square meters of land and the built areas (the skating rink, the fitness hall, the indoor pool, and the bowling alley) could reach about 4,000-5,000 square meters.

We can estimate a total cost (including land, design, construction and endowment) of between 1,500,000 and 2,000,000 euros.
