RE: Portion 21 Of the Farm Naboomspruit KR 348 to Develop in to a Cemetery for our Community:
I am looking into the possibility of adding an investor as a Partner, in this proposal whereby i plan on Opening a Business on the specific grounds laid out as a Cemetery for the final resting place of dying people.
Due to the fact that Our Community has a Cemetery laid out by the Municipality of Mookgopong/ Naboomspruit that is located at lower water levels of the Nylsvlei wetlands not knowing and understanding and with no proper investigations of the area the Cemeteries' in the area flooded and graves are left totally under water and people have no choice as to be buried there. With the Municipal bore holes just below” the Cemeteries', there is a big need for a decent Cemetery in Naboomspruit / Mookgophong and other areas.
My Proposal to you is to become Part Owner of portion 21 to develop this ground into a Cemetery that will benefit our community to have peace for their final resting place.

Costing and Income: Property Value at R2.2 Million
What it will cost you as investor” R 1 000 000-00 include investment nr1”
Partnership in the Property R 1000 000-00 (registered against the title deed) to be 20% Share owner of portion 21, the property will be registered into a company with shareholders” *(Adriaan Park Properties PTY Ltd 2013/192997/07 ) Transfer still to be done”
Expenses: Professional fees” and dues”R300 000.00 / EIA R170 000-00
Time limit 6 – 12 months for registering of the company.

Hereafter expenses will be deducted from income including Maintenance”
Our Plan is to have the most beautiful resting place in the Country and maintenance will be valued at +- R 30 000-00 per month for salaries” watering Plants, and setting up beautiful gardens ” buying and growing trees for every grave as remembrance of each person and individual (alternative) investment nr4.
20% of income will go to the Company Owner being Mrs. CC Erasmus to cover the expenses” till completion” and maintaining the business thereof.
Own Contribution: The Owner Barbie Janse Van Vuuren contribute portion 21 for the project. No capital can be contributed”
The property is nature orientated” lots of natural Fauna And flora” big trees and a very beautiful peace of property”
20 Ha = 200 000 m2 @ 6m2 per grave =33 333 graves, roads with-in will can host 20 000 gravesites = selling from R1000 per grave up to R5000-00 per grave, and more for family tombs” and special tombs with play-park for children.
By supplying graves, Tombs, Tombstones, Funeral arrangements, Policies, Grave Presales, Sales of coffins, and the potential of a crematorium on a later stage,

I spoke to the owner of Martins in Mokopane” he said that he will support our business for the Cemetery, because Mokopane is also almost full and they must find alternative Graveyards,
Presales- After all approvals we market the graves to the community, we could sell on monthly installments, we could sell cash, we can negotiate a package, coffins, funeral, before and after functions, catering, transport included on an installment,
This will cause a continues flow of income,
Sell out to the community on pre-booking and purchasing of graves, we could sell
this Cemetery all graves with in two year period,
All the Funeral agencies will come to us for business, AVBOB, Martins, and more,
To construct a Building that include, Ceremony space for a number of persons, Waiting room with catering facilities, room for coffin marketing, Office,
Tombstone sales, Coffin Sales, Catering,
TLB for grave digging,
Tools for lowering coffins into the grave,
Reshaping of the landscape to have a beautiful cemetery where by the cost of the grave is no burden to those that whish to have Plot 21 as their last resting place.

Share Purchase of 50% of the property will cancel the Lafawane Liability above”
