After 11 years of a career which was draining the life out of me, I chose to leave that career and to pursue my dream of opening my own Spa and salon. I didn't want a strip mall location, however. I wanted to provide my Clients with luxury and elegance which was not availble at other locations. I wanted a true oasis where my Clients could relax in a luxurious location and be treated like royalty. I found the perfect location for my dream Spa. However, after entereing into an agreement to lease the property for 2 years, I was devastated to learn that the owner had not been honest with me. I had given the owner a great deal of money, only to be devastated when I learned that the property was in foreclosure!
The property was scheduled to be sold in an auction, and I was so very worried that my dream was about to be crushed. Fortunately, the house did not sell in the auction. Therefore, the investment company which previously held the mortgage continued to own the property. I provided them with my lease, and all of my plans, but they do not want to hear it. They want to sell the property IMMEDIATELY, despite the fact that I have now spent a great deal of money on this property. I thought that I was going to be here for 2 years. In fact, my first agreement contemplated a lease purchase option, so I believed that I would own the property after 2 years in business. As such, I paid a great deal of money for landscaping, painting, repairs, and upgrades.
The investment company which owns the company has given me until Monday, December 2, 2013 to come up with a $75,000 payment toward the purchase price. I cannot come up with that amount that quickly. If I can find someone who would be willing to help with that amount, I would agree to repay that amount, plus an additional $10,000 by March 1, 2013. I am truly in need of help, but I am not asking for a handout. I am more than willing to pay for this property. It is truly the essense of my business.
Additionally, I need to find someone who would be willing to purchase the property, and I would enter into the same lease purchase agreement that I had with the previous owner. To begin with, I would agree, within 2 years, to purchase the property for $250,000 more than what the property is purchased for. Iwill also agree to pay all repairs, costs, maintenance, and property taxes.
The price of the building is 1.75 million, and I know that if I just have time to show 2 years of business income, that I can move forward with the purchase! Again, I am just asking for temporary assistance to make my dreams come true. This is an incredibly lucrative business, but I just need time to be able to show that to a mortgage company.
Also, one of the community projects that we sponsor is called "A Beautiful Future." I take my entire staff to the local homeless shelter, where we provide the residents with haircuts, manicures, and pedicures. We also collect business clothing for them, and we hold seminars on resumes and business interviews so that the residents can successfully and confidently pursue a career.
Thank you so much for taking the time to consider my request. I am truly, truly grateful for your time and consideration.
